I received this email (below) a few days ago. I wanted to
share it because I agree with most of what it says… and then some! I am going
through the same issues with my loan and the title to my home. I have MERS (the
mortgage electronic registration system) on mortgage and a "toxic
title" that is clouded as a result of having a securitized loan. I was a
title examiner and worked on closings (Lawyers Title/Land America) for four
years so I do understand title insurance and what happens at closing.


The borrower is not told that MERS is going to be involved… it just happens
that they are put on documents at closing with no explanation of who they are
and why they are there.I was in the business from 1996 to 1999 when MERS was first
being introduced to the industry. By the way, MERS is not licensed as a lender
in any state and has not acted in any capacity as lender BUT somehow they are
allowed to be listed as "mortgagee" on the mortgage and insured as
lender on the title insurance policy. This is BOGUS!  

Keep in mind that the information from the email and website (below) are the

First, understand the bank that you believe owns your Promissory Note and
Mortgage does not own them.  You will quickly learn why this means you
