I am very familiar with real estate sales, real estate finance, real estate closings, title abstract & examination, title commitments and title insurance policies, title & escrow closings, real estate development, new home construction and property management. In addition I possess more than 10 years of experience as a title examiner (residential & commercial) and am very familiar with RESPA, TILA, Regulation Z, UCC, FDCPA, FCRA, HOEPA, HARP, HAMP, HOPE, etc. etc.
I have been an advocate for consumer rights and protection for many years and am interested in helping consumers avoid harm and losses when it comes to buying or selling real property and avoiding foreclosure.

Research and acquire infill properties for developer/builder clients. Negotiate purchase and sale agreement, perform due-diligence activities and order and manage professional studies and engineering.

Responsible for meeting monthly sales goals in the communities of Hampton Park and Carriage Park in Viera. Build and maintain community homesite file folders on all spec inventory and to-be-built sites. Generate contract files and loan application documents for submission to the corporate office for approval. Follow up on all contract, financing and closing benchmarks and proactively work to deliver a zero-defect home to the homeowner with the help of construction and warranty departments.

Responsible for researching an average of 20 files per day by performing a full chain of title history on all parcels. Copy all items of record going back 60 years. Examine all prior transfers of title, liens, discharges, encumbrances and easements. Write commitment to insure property in the form of an ALTA owners and/or lenders policy. Assist buyers, sellers, developers, builders, brokers, banks and attorneys in resolving title flaws or complications that could hinder a closing. Convert title commitments to title policies subsequent to closing.
1992 – 1996 (4 years)
Perform comparable market research and analysis for listed and sold properties in Charles and Prince Georges County. Assist clients in selling their existing homes and purchasing a new home from Marrick Homes or Somerset Development in the communities of Kings Grant, Broadview Farms, Chapel Point Woods, Swan Point or building a custom home on a larger (typically 3+ acre) homesite.
